We are excited to present our public consultation for proposals to rebuild 274-280 Brixton Road to create a high-quality, sustainable and accessibly priced co-living scheme in the heart of Brixton.

With many young Londoners struggling to find high-quality, affordable housing in London, our co-living proposal provides a housing option that is secure and offers a strong sense of community in Brixton, with on-site amenities, a concierge and potential for collaboration and partnership with the local community.

The team
The scheme is being proposed by KMP Group, a family-run business, founded in Streatham, with extensive experience in property development across south London.
KMP Group has assembled a team of experienced consultants to help deliver the scheme and engage with the community in Brixton.

274-280 Brixton Road benefits from excellent transport links, being just a 12-minute walk from Brixton Underground Station.

The site

274-280 Brixton Road sits at the heart of a cultural hub, neighbouring Slade Gardens, adjacent to the popular Brixton Jamm and down the road from the Crown & Anchor Pub.
Brixton is known for its young and diverse community, vibrant music scene and history of grassroots activism. We want to work with local groups to form our community offer for the proposals.
The site is located within the Brixton Conservation Area, containing a dynamic mix of traditional markets, modern new developments and commercial buildings, alongside historic sites such as Lambeth Town Hall.
In its current state, 274-280 Brixton Road is an outdated commercial high street shopfront which is no longer fit for purpose. It does not contribute positively to the conservation area nor the vibrancy of Brixton, and does not meet modern sustainability or energy standards.
Our re-development proposals will bring this building back into sustainable use, while providing much-needed accommodation in a vibrant, thriving area of London.

What is co-living

In the midst of a housing crisis and the rising cost of living, many young and mature professionals in London struggle to find affordable, secure and convenient accommodation. High living and rent costs mean that getting on the housing ladder is a generational challenge. Furthermore, traditional HMOs (House in Multiple Occupancy) or flat shares do not always guarantee high standards of living, security and energy efficiency, meaning that the popularity of co-living is growing.
Co-living is increasingly recognised as a convenient, community-orientated housing option. The concept provides a private room for each tenant alongside shared essential amenities, such as kitchens, laundry facilities and areas to socialise. As well as offering convenience through all-inclusive rent, co-living can also help tackle urban loneliness by providing residents with an immediate sense of community.
Most of the UK’s co-living stock is in London, which will only grow due to the city’s favourable demographics.
In general, the co-living market attracts renters aged 18-40. In Lambeth, there is an estimated co-living target market of 41,200 people. This demonstrates a clear demand for co-living accommodation in the area, and evident justification for increasing supply so that more people have this community centred housing option available to them. Indeed, all operational co-living schemes in London to date have leased within six months of opening, with a number recently having introducing waiting lists due to popularity and demand before even opening.
We know the Brixton area well, and it is a vibrant and thriving area of Lambeth, making it a highly attractive place for people to make their home.

Our Vision

Our vision is to provide a high-quality co-living scheme in the heart of Brixton, creating much-needed accommodation and providing with opportunities for partnership and collaboration with the local community.

A high-quality co-living scheme, with 95 individual rooms and large communal areas, helping to meet a housing need in Brixton  

Sensitive architectural design that benefits the conservation area by replacing a low-quality building

Reimagining an outdated high street frontage with a new building, including provision for a flexible small retail or café space for the whole community to enjoy 

An energy efficient, sustainable design 

A focus on community, security and wellbeing for residents, with concierge and many other amenities on offer

Delivering social value through partnerships and collaboration with community and local groups, including a potential community use space, and an affordable and social housing contribution in Lambeth

Sensitive, neighbourly design

The proposals comprise of a building of between three and seven storeys, with 95 individual residential rooms and a total of 408 sqm of internal amenity communal space.
There will also be 183 sqm of flexible Class E commercial, community or retail space.
We have been in conversation with Lambeth Council, and responded to their feedback by reducing the height of the proposals to ensure it better fits with the surrounding townscape and conservation area. We have also worked closely with Iceni, our heritage and townscape consultant to ensure that it the design is amenable with the surrounding area.

Tackling Loneliness

Co-living provides residents with an inclusive, diverse and welcoming community, while also offering privacy and quiet space.  
While London is a thriving city, it can sometimes be daunting and lonely, especially for students, young professionals and older people who have recently moved to the city. Shared living offers individuals an immediate community at home. Given Brixton’s diversity, it is an ideal place for a new shared-living community, offering a gateway to with making connections in the wider area.

Community benefits

We are committed to ensuring that our co-living scheme is beneficial for the whole Brixton community, not just our co-living residents.
In addition to the proposed building itself helping to meet housing demand in the heart of Brixton, the scheme, if granted planning permission, will make a financial contribution to affordable and social housing in the London Borough of Lambeth.
Furthermore, we are exploring opportunities for partnership and collaboration with the wider Brixton community, including local organisations and charities. This includes potential for offering dedicated space for wider community use, such as local interest or social groups.
There will also be provision for flexible commercial space at the ground floor, reactivating the street frontage and creating space for small retail or a café for the whole community to enjoy.

Sustainability 

The proposals will reach modern standards of sustainability and energy efficiency, incorporating best-practice design principles to optimise thermal efficiency, ventilation and energy use at all levels.  

The design will feature planting and urban greening, including on roof terraces, increasing local biodiversity.

We delivered flyers to over 2,400 local addresses to advertise the public consultation as well as reaching out to key local stakeholders.
We recently hosted two public exhibitions at St John’s Angell Town Church on Thursday 3rd April and Saturday 5th April, where we introduced our proposals in more detail to the local community.
A total of eight attendees joined us across both events, sharing valuable feedback on how we can create a new co-living community that serves Brixton.
